When looking at homes to buy it is very important that you provide the sellers your feedback. As a real estate professional I make it a key part of my home tours to take good notes on what buyers think of a property. Things such as price, location, floor plan, condition and desired lifestyle necessities that one would consider in deciding weather or not to put in an offer to purchase. Sellers care what you think! Often times the feedback you provide will aid a listing agent in conveying the same points to a property owner that they may have been trying to convey to an owner. Maybe they have been recommending they paint the interior neutral colors, maybe they need to reduce to market value after the listing has been up for sale a long period of time with no offers or anything to negotiate. It is vitally important that Showing Agents make the time to complete the Showing Time feedback requests and or send an email or text letting the listing agent know what your buyer thought. In some cases, the point of contention may not be something a homeowner can change and it is just a matter of the right buyer coming along where the floorplan or location fits their lifestyle. It is equally important that the realtors that input the feedback be as thorough in their conveying of such thoughts. Simply writing, "Not putting in an offer" or "Not interested" often leaves the listing agent and sellers confused wanting to know what the problem was. Did the buyers not like the floor plan? Was the price out of their comfort zone? Was it a matter of the location and school zones? We should all take the time to give constructive criticism of showings as it is an effective tool in getting a property sold.
